External Facade

Phase two involves improving the external facade and revamping the entry system.

This milestone includes

Window survey

Start January 2023Expected to end January 2023

Once the scaffold is up we will complete a survey of existing windows. Each window is counted and measured and entered into an internal database. As the window construction can take up to 18 weeks we may occasionally complete the survey by using a small mobile elevated platform known as a cherry picker.

Entry System Overhaul

The next phase is the refurbishment of the door entry system. As the door provides access and security for the entire building it is essential we overhaul all the existing cabling and electrics. Each block will receive brand new handsets and we will fit a "cat five cabling" throughout each block.

Facade clean up

Start January 2023Expected to end January 2023

At the stage we use a heated chemical-free pressure washer to clean debris, grime and wear from the building's facade.

New Door System

Start August 2023Expected to end August 2023

After the facade is clean and the entry system has been refurbished, we'll install the new upgraded security doors. Advancements in door construction have improved greatly over the years and the new doors will provide residents with more secure portals.

Window Installation

Start July 2024Expected to end October 2024

As we mentioned, the lead time on these Danish made triple glazed windows is approx 18 weeks, and with good reason. These composite windows are next generation and offer unrivalled insulation and efficiency. This is an essential part of the renovation and can not be rushed.

Post installation clean up

Start July 2024Expected to end October 2024

Installing windows is a big job and we anticipate we'll need to clear debris, and carry out any required repairs and generally make good the internal and external structure after the installation is complete. This usually means replastering and painting or in best case scenario some trimming and touching up.

Brick and stone repairs

Start September 2023Expected to end September 2023

All buildings are at the mercy of the elements and over time the brick and stone work can begin to degrade. During this phase, we'll repair or replace any failed pointing, mortar, stone and brick work. This could mean reforming or replacing the brickwork recemeting and repointing mortar. Repairs to the stone work will also be done at this stage, this is a more skilled job and requires specialists. Our intention is to repair the significant repairs and return the building facade to its former glory.

QA inspection

Start September 2023Expected to end September 2023

At this stage, Clarion inspects the work so far and if satisfied with the standard of finish, Wates will ask to sign off on the progress.
